How do I start the building process?
Answer:
The HOA has hired Charette Architects for the review process. A $5000.00 cash bond must be paid to the HOA first and then $1000.00 to Charette Architects for the review process. Of the $5000.00 cash bond, $4000.00 is subject to a refund after completed construction if no damage to the subdivision's streets, sidewalks, trees, etc., occurs; $1000.00 will be kept as a road impact fee. Who can use the amenities?
Answer:
Any lot owner that is current on HOA and BSA dues and has obtained a ''Cannonsgate recreational pass" from the HOA is entitled to use the Pool, Tennis Court, Boat Ramp, Mail Center, Shuffle Board Court, Putting Green, Common Open Spaces.
Question:
Can I use the amenities and vote if I am going to pay my dues but have not done so yet?
Answer:
NO. You have to be current with both the HOA and BSA to vote or use any amenities.

Can I rent the clubhouse? How much is the rent? What is the process?
Answer:
The clubhouse is available for rent only to lot owners that are current on HOA and BSA dues. Request must be made to the HOA in writing. See Clubhouse Rental Application form. The price is under review by the HOA .

Who can use the boat ramp?
Answer:
Any lot owner that is current on HOA and BSA dues can use the ramp. The slips are privately owned and cannot be used by anyone launching a boat unless you are the slip owner. There are 3 places adjacent to the ramp where you can tie your boat up while your vehicle is being moved.

What are the hours of the Pool?

Memorial Day through Labor Day 8 AM to 10 PM

Do I have to put in a septic tank? I heard that there are not enough houses to operate the sewer plant.
Answer:
---NO---. The sewer plant is owned by Aqua N.C. and is licensed North Carolina utilities commission (
www.aquanorthcarolina.com ). There is no minimum number of houses that have to be built before the waste treatment plant can operate. It is operational NOW.
Question:
May I cut my own undeveloped lot?
Answer:
YES, You will still be charged the lawn maintenance fee (currently $165.00). The fee includes grass cutting, fertilizing, spraying for mole crickets. This is why a credit will not be given if you cut it yourself.

May I rent out my boat slip?
Answer:
Yes, but only to a Cannonsgate lot owner that is current with the HOA dues.
Question:
May I sell my only lot and keep my slip?
Answer:
NO. You have to be a Cannonsgate property owner to own a slip. The number of slips owned cannot exceed the number of Cannonsgate lots owned. The deed must be in the same name on both lot and slip.
Question:
If I buy a lot on the ICW or one that backs up to the marsh area or creek area, can I build a pier to the water or close to it? I really don't care if it is on the ground or raised like most piers.
Answer: NO, not at this time.
Question:
How much is the mortgage on the clubhouse that the HOA pays?
Answer:
The HOA and BSA are debt free. The amenities are all paid for. We only pay operating expenses.
Question:
We have an RV and a utility trailer, can they be stored in the boat storage area?
Answer:
NO. The boat storage area is for rent to Cannonsgate members that are current on BSA and HOA dues only. Only motorized watercraft can be stored in the boat storage area and must be registered in the lot owner's name. Permits must be obtained from the HOA before usage.
